Reporting a Repair
There are a number of ways to report a repair to LSHA:
- By using the Online Form
- By reporting it on the Tenant Portal
- By calling us on 01478 612035
- By visiting our office
When reporting a repair please ensure you have the following information available:
- Your name, address and contact telephone number
- The repair that is required
- When the contractor can get access to your home
How long will my repair take to be fixed?
Your repair is categorised into one of the following:
- Routine (to be attended to within 10 working days)
- Urgent (to be attended to within 2 working days)
- Emergency (to be attended to and made safe within 8 hours)
When a repair is reported, we will decide if it requires a Property Services Officer to visit in the first instance to investigate the issue or if the repair can be issued directly to a contractor.
We endeavour to attend all heating failures within 8 hours, in some circumstances* it may be up to 24 hours.
* Weather events
* Extreme pressures on engineers
* Situations out with the engineer's control, such as political or biological.
At the time of the contact, we will confirm anticipated repair timescales, the proposed contractor attending and whether this is a Statutory Right to Repair.

Out of Hours Repairs
If your repair is an out of office hours emergency, please call the office on 01478 612035 and select emergency which will take you through to our out of hours call handling team at SPS.
What is an Emergency Repair?
An emergency repair relates to damage which could affect the health, safety or security of the tenant, or significant damage to the fabric of the building, if the repair is not attended to immediately.
Examples of emergency repairs are:
- An electrical hazard or complete loss of electrical power or light.
- Making safe glazing.
- Door locks inoperable (make lockfast).
- The complete loss of heating (one heater which fails to operate out of several heating units does not constitute an emergency).
The Association has arrangements in place to ensure that requests for emergency repairs can be received and responded to 24 hours a day, 7 days a week. Telephone 01478 612035.
